All of our plans are designed in compliance with local codes in effect at the time plans were initially drawn.
Local codes and permitting requirements vary from region to region, with more strict engineering requirements in some areas. Examples of this would be, but not limited to, earthquake-prone areas, hurricane risk areas, areas with significant snow or wind exposures, etc.... If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations detailing roof and ceiling beams sizes to accommodate roof loads specific to your region - as required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.
Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.
In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You may also need a septic design unless your lot is served by a sanitary sewer system
Stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, some jurisdictions require plans to be drawn by an architect licensed in the respective jurisdiction. We advise that you check your local permitting requirements prior to purchasing one of our plans.

You may not modify, duplicate in any form, rent, lease, loan, distribute or create derivative works based on information provided in whole or in part. Any reproductions or modifications by means now known or hereafter invented, without the express written consent of Hajek & Associates, Inc. is strictly prohibited and will be prosecuted to the fullest extent of the law.
By purchasing plans from Hajek & Associates, Inc. you are granted the right to build that home one time (Unless otherwise stated).
Only the original purchaser has the right to build one home from the plans purchased, you may not rent, lease, loan, give, transfer or sell the plans. A client may purchase plans for a builder to build a home for the client.
Because it is illegal to create derivative works without having purchased the right to do so, even if you are planning on making extensive changes to the design, copyright laws require you to purchase a copy of the plans.
Under International Copyright Laws...
- It is illegal to make copies from home blueprints. You may however make your own prints when you purchase a PDF or CAD set from Hajek & Associates, Inc.
- It is illegal to have plans drawn based in whole or in part on plans presented by Hajek & Associates, Inc. house plans, designs, web pages, or marketing literature without having first purchased the plans.
- Hajek & Associates, Inc. retains all copyrights to our works - even if you purchase one of our plans and have it modified by a third party.
- It is illegal to build a home more than once without purchasing additional Construction Licenses.
- It is illegal to rent, lease, loan, give, transfer or sell Hajek & Associates’ house plans. Only the original purchaser has the right to build from the building plans purchased.

Our drawings are protected under the terms of the United States Copyright Law and may not be copied or reproduced in any way or by any means. A reproducible set allows you to modify plans, and gives you the right to make multiple sets of blueprints. The purchase of a set of plans allows you to construct one residence. For the construction of multiple residences, please contact us or refer to our repeat fee schedule. Furthermore, blueprints or reproducible sets licensed to you cannot be resold or used by any other person.
Our plans are sold "as is" and all sales are final. Due to the copyright-sensitive nature of house plans, there are no returns or exchanges under any circumstances. Please, make sure a plan you are purchasing fits your needs. We will be happy to answer any questions you may have.
Limits of Liability:
Since we cannot provide on-site consultation, supervision and control over actual construction, and because of great variance in local building requirements, building practices, and soil, seismic, weather and other conditions, WE CANNOT MAKE ANY WARRANTY, express or implied, with respect to the content or use of our plans.
Hajek & Associates, Inc. is not liable for incidental, special, consequential, or indirect damages of any kind, including, but not limited to, loss of anticipated profits, business opportunity, or other economic loss arising out of the use of services or any construction plans received from Hajek & Associates, Inc. even if Hajek & Associates, Inc. has been advised of the possibility of such damage. It is the customer's responsibility to ensure the accuracy, compliance with applicable statute or regulation, and fitness of purpose of any plans or construction information received from Hajek & Associates, Inc. prior to use thereof. In the event any liability is imposed on Hajek & Associates, Inc., Hajek & Associates, Inc.'s liability to the Owner or any third party shall not exceed the price paid for Hajek & Associates, Inc.’s product.
